The Pennsylvania Hospital’s Pine Building was constructed between 1755 and 1802. The brick and masonry building hosts a historic library, central court, and a surgical amphitheater. The building exhibited signs of deterioration that included termite and moisture damage, rotten wood cornices and trims, and window damage. The first part of the project consisted of a comprehensive condition assessment of the exterior envelope which included the masonry, wood cornices and trims, windows and roofs. The report proposed a three phase preservation plan. Phase I included the restoration of all wooden facade elements, wood fenestration and termite control as required. Phase II consisted of the repair and replacement of the slate roofing, and Phase III addressed masonry repairs.
